Grenada is a small island nation in the Caribbean, part of the Commonwealth, with a stable political framework and a growing tourism-driven economy. But from a strategic perspective, its value is not about geography — it is about positioning.

The Grenadian passport offers visa-free or visa-on-arrival access to approximately 140+ countries, including the UK, Schengen Area, China, and Singapore. However, if that were the only benefit, Grenada would simply be another Caribbean option. It is not.

Grenada is one of the very few countries whose citizens are eligible for the U.S. E-2 Investor Visa.

2. Government-Approved Real Estate

  • Minimum investment: USD 270,000
  • Typically includes branded resorts and hospitality assets
  • Exit option available after the required holding period

From a purely strategic standpoint:

  • The NTF route is efficient — clean, predictable, and fast
  • The real estate route can make sense if the project is strong — but should never be viewed purely as a “return-driven” investment

This is where many investors miscalculate.

My View on Grenada Real Estate (Important)

In the Caribbean CBI space, real estate is often marketed as: “investment + return + citizenship”

In reality, it is primarily: citizenship with a structured asset component

Returns are not guaranteed, and liquidity can vary significantly depending on the project.

So my advice to clients is always clear:

  • If your priority is citizenship → choose the cleanest route
  • If you choose real estate → evaluate it as a hospitality asset, not a traditional property investment

This distinction matters.

  • Timeline: approximately 6 – 8 months
  • No residency requirement (before June 30, 2026. It’s might have to physical at least 30 days/5 years after June 30, 2026)
  • No physical visit required
  • Citizenship is granted for life and can be passed to future generations

From an operational standpoint, Grenada remains one of the more efficient programs in the Caribbean.

Grenada is not for everyone.

But it is highly suitable for:
